About the Role
We are looking for a highly driven, organized, and proactive SDR / Client Intake Specialist to join a growing U.S.-based real estate investment company. This role is responsible for working inbound and warm seller leads generated through multiple marketing channels, qualifying motivated homeowners, nurturing leads through consistent follow-up, and setting qualified appointments directly on the CEO’s calendar. This is not a cold-calling-from-scratch role. You will work leads generated by the company’s marketing engine, including web inquiries, SMS replies, PPC leads, missed-call returns, and responses generated by an outbound calling team. This role is the entry point into the acquisitions team, with strong internal growth opportunities into higher-level sales roles within 6–12 months. We are specifically looking for someone who is confident on the phone, highly disciplined with CRM management, bilingual in English and Spanish, and motivated to grow long-term within U.S. real estate investing.
Key Responsibilities
Lead Qualification & Appointment Setting Manage and qualify inbound and warm seller leads from multiple marketing channels Conduct outbound follow-ups via calls, SMS, and email using structured follow-up cadences Build rapport with property owners and qualify opportunities based on motivation, timeline, property condition, pricing expectations, and geographic fit Schedule qualified appointments directly on the CEO’s calendar Maintain rapid speed-to-lead response times on hot inbound inquiries Manage and nurture 100–200+ active leads simultaneously without losing pipeline organization Bilingual Seller Communication Communicate fluently in both English and Spanish with sellers via phone, text, and email Translate seller situations and property details into clean, organized English notes within Salesforce Maintain a professional, empathetic, and consultative communication style CRM & Pipeline Management Log all calls, notes, texts, emails, and lead updates in real time Maintain accurate lead stages and follow-up tasks within Salesforce Ensure strong data hygiene and complete lead documentation Prevent lead leakage through disciplined follow-up execution Appointment Coordination & Handoff Prepare detailed handoff notes before appointments, including seller motivation, property condition, pricing expectations, and supporting details Confirm appointments in advance via SMS and phone Re-engage missed appointments quickly and reschedule when necessary Performance Expectations Make 100+ outbound dials daily Attempt contact with 50+ seller leads per day Schedule 3+ qualified appointments daily Maintain high CRM accuracy and follow-up consistency What This Role Is NOT To avoid confusion, this position is NOT: A raw cold-calling role using skip-traced lists A customer support position A virtual assistant or administrative support role A closing/acquisitions role Candidates whose primary experience is general VA, admin, or customer service work without sales exposure are unlikely to be a fit.
Required Qualifications
Minimum 6 months of experience in outbound sales, SDR, ISA, appointment setting, lead management, or similar phone-based sales role for a U.S.-based company Fluent English and Spanish (written and spoken) English speaking quality must be highly fluent and client-facing Strong phone communication and rapport-building skills Comfortable managing high-volume CRM pipelines Highly organized, proactive, dependable, and coachable Strong ownership mentality and follow-through
Preferred Qualifications
