Company: Truporch Homes Position: Full-Time, Home-Based About the Role: Are you an experienced Virtual Professional in the Real Estate space looking for a stable, long-term career where you can truly take charge? This is not just another task-based VA job. We are looking for a Virtual Property Operations Coordinator to be the heart ("puso") of our US-based rental property business. You will be the single point of command for our entire rental portfolio, managing everything from tenant relations to coordinating our maintenance team. We need a true leader who is organized, resourceful ("ma-diskarte"), and ready to own the operational success of our properties from the comfort of your home. Your Key Responsibilities (What You'll Do): 1. Tenant & Leasing Management: Own the entire leasing process: from handling inquiries and screening tenants to preparing and managing digital lease agreements. Be the friendly face of our company: Serve as the main contact for all tenant needs, providing excellent and professional customer service. Manage tenant lifecycle: Skillfully coordinate smooth move-ins and move-outs, including inspections and security deposit returns. Ensure timely payments: Oversee rent collection and professionally manage the eviction process when necessary, following all procedures. 2. Maintenance & Project Coordination: Command the maintenance workflow: Receive, prioritize, and dispatch our maintenance team and vendors to resolve property issues. Run the projects: Coordinate property turnovers and minor renovations, creating schedules and ensuring they stay on track and within budget. Be the resource manager: Order supplies and materials needed for jobs, manage vendor relationships, and ensure our team has what they need to succeed. 3. Operations & Admin Support: Be the keeper of records: Maintain perfectly organized digital files for all properties, tenants, and work orders in our property management software. Watch the budget: Track all maintenance and project expenses, review invoices, and help us run a cost-efficient operation. Who We Are Looking For (The Ideal Candidate): You are "Ma-diskarte" (A Resourceful Problem-Solver): You can think on your feet and find solutions, whether it's a tenant issue or a logistical challenge with a repair. You have an Owner's Mindset ("Malasakit"): You treat the properties and the business as if they were your own, taking pride in their success. You are a Master Organizer: You love systems, checklists, and processes. You can juggle tenant needs and maintenance schedules without missing a beat. You are a Natural Leader & Communicator: You can provide empathetic support to a tenant and give clear, direct instructions to a maintenance technician. Qualifications: Proven experience as a Virtual Assistant in Property Management is essential. Your background must include both tenant relations and maintenance coordination. Confident in your ability to direct team members and manage vendors. Strong understanding of the US real estate rental process (leasing, tenant laws, etc.). Experience managing schedules, ordering materials, and tracking budgets. Comfortable working full-time on a US time zone schedule (graveyard shift). You must have your own reliable, high-speed internet connection and a quiet, dedicated workspace at home. Why Join Truporch Homes?
